Terms & Conditions - the basics

What to include in the T&C document

1. Booking & Payment

  • Reservations must be made through our official booking platform or directly with our management team.

  • Full payment is required before check-in unless a corporate billing arrangement has been approved.

  • A security deposit may be required and will be refunded after check-out, minus any damages or additional fees.

  • Late payments may result in cancellation or additional charges.

2. Cancellation & Refund Policy

  • 30+ days before check-in: Full refund (minus processing fees).

  • 15-29 days before check-in: 50% refund.

  • Less than 14 days before check-in: Non-refundable.

  • Early departures are not eligible for refunds.

  • Extenuating circumstances (e.g., medical emergencies, government-mandated travel restrictions) will be reviewed on a case-by-case basis.

3. Check-In & Check-Out

  • Check-in: 3:00 PM – 4:00 PM (Self-check-in with smart lock access available).

  • Check-out: 10:00 AM – 11:00 AM (Late check-out may be available upon request and may incur additional fees).

  • All keys, access cards, and smart lock codes must be used responsibly and not shared with unauthorized individuals.

  • Lost keys or access issues due to misuse may result in service charges.

4. Guest Responsibilities

  • Guests must comply with all rental agreements, property rules, and local laws.

  • No unauthorized guests, parties, or events are allowed. Violations may result in immediate eviction without refund.

  • Guests are responsible for keeping the unit clean. Excessive cleaning fees may apply.

  • Smoking is strictly prohibited inside the property. A penalty fee will be charged for violations.

  • Pets are not allowed unless prior approval is granted. Additional fees may apply.

5. Security Deposits & Damages

  • Guests are responsible for any damages, lost items, or excessive wear and tear during their stay.

  • Any repair costs exceeding the security deposit will be charged to the guest.

  • Security deposits will be refunded within 7-14 business days after check-out, pending an inspection.

6. Smart Lock & Security

  • Guests will be provided with a smart lock access code upon check-in.

  • For security reasons, access codes are unique to each stay and automatically expire upon check-out.

  • Guests should not share access codes with unauthorized individuals.

  • If smart lock access fails, guests must contact management immediately for assistance.

7. Privacy & Security

  • Serenity Executive Stays respects guest privacy and does not install cameras inside rental units.

  • Security cameras may be present in public/common areas for safety purposes.

  • Guest information is kept confidential and used only for booking, communication, and legal purposes.

8. Liability Disclaimer

  • Serenity Executive Stays is not responsible for lost, stolen, or damaged personal belongings.

  • Guests assume all risks associated with their stay, including injuries, accidents, or unforeseen disruptions.

  • We are not liable for external factors such as power outages, natural disasters, or building maintenance issues beyond our control.

9. Termination of Stay

Serenity Executive Stays reserves the right to terminate a guest’s stay without refund if they:

  • Violate these Terms & Conditions.

  • Engage in illegal, disruptive, or damaging behavior.

  • Provide false information during booking.

10. Changes to Terms

We may update these Terms at any time. Changes will be posted on our website and apply to future bookings.
